Our client is looking for a Development Manager that has experience in bringing residential and high-rise sites through the development process in the WATERLOO REGION. Their team is made up of entrepreneurial, visionary, and high-performance members focused on customer satisfaction, while delivering and upholding the highest standards in residential construction and developments.Planning & City Approvals

  • Leading or supporting (project size/type dependent) the development applications process, including Official Plan Amendments, Rezoning, Site Plan Approval, Building Permits and Condominium Registration applications
  • Coordinating with planning consultants to obtain opinion memos, for the highest and best use on properties
  • Review and manage comments from the city, and work to successfully clear comments for final entitlements approval

Design Management

  • Procure engineering and planning reports necessary for city applications
  • Lead design meetings with consultants, and ensure drawings are properly coordinated, reviewed for constructability and submitted in line with the overall development schedule
  • Manage the design process to ensure consultants stay within budget

Support in Acquisition Due-Diligence

  • Analyze existing development applications and identify information that can have a large schedule or financial risk to the development
  • Performing preliminary analysis on potential acquisition properties to determine (Official Plan designation, potential building footprint, and heights. Must be familiar with reviewing adjacent development applications and have knowledge of the City of Toronto Tall-Building and Mid-rise guidelines
  • Interface and coordinate with various internal departments, such as construction, scheduling, estimating, logistics, finance and legal division as needed
  • Be comfortable reviewing construction cost estimates, and have an understanding of the many key-cost drivers which make up a budget with knowledge of Division 1 to 16 and the various budget items
  • Understanding of engineering concepts; geotechnical, environmental, noise & sound, and determining potential risks to development sites
  • Review and provide input in generating underwriting analysis that will be used to inform land purchases, investments, and partnerships

  • A university degree in either planning, engineering, architecture or business/finance
  • 3-5 years of experience on high-rise residential and/or commercial projects specifically with construction values in excess of $100+MM in the WATERLOO REGION**
  • Experience procuring and managing a team of consultants and designers
  • Experience in project scheduling and budgeting
  • Familiarity with project pro formas
  • Experience having navigated approvals such as Official Plan Amendments, Zoning Amendments, Committee of Adjustment, Draft Plan of Subdivision
  • A strong business acumen
  • Excellent organizational and communication skills, both verbal and written
  • Be highly proficient in Microsoft Word, Excel, & Powerpoint
