Description :Dream is looking for an Analyst, Asset ManagementDream Office REIT is currently looking for an Analyst to join the Asset Management Team.The Analyst will be responsible for tracking and aggregating key performance indicators (“KPI”), performing financial analysis and exploring value-add asset strategies for the Office team. The successful candidate must be a critical thinker with the ability to assess, synthesize and communicate issues and solutions.Who are we?Dream is one of Canada’s leading real estate companies, with over $25 billion in assets under management across five Toronto Stock Exchange (“TSX”) listed trusts and numerous partnerships across North America and Europe. We develop, manage, and invest in master-planned communities, income properties, and urban intensification, and develop land and residential assets in Western Canada.What will you do?Below are some of the primary responsibilities you will be taking on in this role:

  • Provide support to senior leadership team by monitoring leasing activity against budget, performing lease deal analysis, KPIs roll-up, monitoring business results and forecast, communicating the performance projections of the company, and assisting with ad-hoc analysis;
  • Assist in forecasting property performance and prepare budget and variance analysis.
  • Create and maintain financial models using Argus Enterprise and Excel for various cash-flow, leasing, and valuation analysis;
  • Assist in creation and execution of asset strategy and capital plans;
  • Analyze, review and summarize market data to understand changes in the market and impact on our performance and leasing strategy;
  • Work on internal and external property valuations, by updating Argus models, interacting with external consultants and auditors, as well as performing analysis and providing explanations on value changes; and
  • Review and summarize leases and be able to understand key terms of legal documents.
  • Liaise with property managers and internal teams to ensure efficient property operations.

What type of experience should you have?These are some of the things we would like you to bring to the table:

  • Up to 3 years of applicable work experience;
  • Bachelor degree in business, economics or real estate. CFA or CPA designations are a plus;
  • Have a strong interest in commercial real estate, and the motivation to constantly learn and challenge yourself;
  • Proficient in Microsoft Excel.
  • Argus Enterprise experience is preferred;
  • An assertive self-starter with the ability to work independently under minimal supervision;
  • Strong attention to detail is required; and
  • Superior interpersonal and oral/ written communication skills including the ability to effectively communicate with all levels of the organization.
