Prologis Ventures invests in logistics innovation and technology companies to modernize supply chains worldwide.Job Title:Development Director-Customer Led DevelopmentCompany:PrologisDevelopment Director, New York / New JerseyA day in the lifeThe site development professional will be part of a team responsible for assisting or having responsibility for the due diligence process for vacant ground acquisitions, build to suit (BTS), land use approvals & entitlements, and creation & management of the infrastructure scopes of work. The Director of Development will be responsible for staying on top of regulatory or municipal changes, trends and events that could affect our projects or pursuits for the secondary and tertiary East region markets. Maintain external relationships that are beneficial for cooperation and problem-solving during pursuit, design, and entitlement. A successful candidate will collaborate across multiple business lines, thrive in ambiguity, and be nimble in a multi-market, multi customer environment.Key responsibilities include: * Site Feasibility/Layout (30%)- Review jurisdictional zoning, general plans, specific plans and design guidelines. Develop customer specific site plans that fall within guidelines and that balance functionality with maximum site coverage. Have an efficient financial understanding of design decisions to create feasibility budgets for concept developments. * Land Acquisition (30%)- Manage the due diligence process, coordinating both internal and external resources. Identify any issues/risks and propose mitigations and solutions. Determine feasibility of desired development by assessing the following: governing agency requirements; required municipal approvals; environmental conditions; utility service availability; fees; geotechnical investigations; natural and cultural resource impacts, required offsite improvements; traffic; Right-of-Way issues; mass grading and significant site issue evaluations; drainage plans; planning and zoning classification; survey, title; other relevant information. * Entitlements (25%)- Supporting the development teams through the entitlement process for land acquisitions and BTS pursuits. Identify the entitlement process for BTS projects including but not limited to budgets, schedules, consultants, and teams. Review and assess risk based on various consultant reports and AHJ due diligence. Collaborate with broader entitlements, development, and internal teams on execution strategy and application preparations, filings and approvals. * Support the Design Process (10%) – Understand customer requirements to provide solutions-oriented concepts for BTS projects throughout the East Coast. Work with our development group to ensure any relevant entitlement commitments, site constraints, and regional requirements are incorporated into the building design. * Proposal (RFP) Responses (5%) – Work with the internal teams to respond to customer RFPs, ensuring the intended use is in line with entitlements, this includes but is not limited to site planning, sourcing, and organizing bespoke content for customer RFPs and presentations.Building blocks for success * Minimum of 7-plus years’ experience in a similar role working in the field of Civil Engineering, Architecture, or Construction Management. * Experience in local industrial development, land municipal approvals, and construction. * Combination of experience in project management with a general contractor/ A&E / owner representation preferred. * Comfortability with an estimated 20% travel within east coast markets. Preferred: * Bachelor’s of science degree with a technical focus like engineering, architecture, or construction management preferred. * Professional license (architecture, engineer, etc.). * Entitlement experience in NY / NJ markets.Hiring Salary Range of: $149,000 – $205,000.
