Description :Dream Industrial is looking for a Project Manager, ConstructionDream Industrial REIT owns more than 70M square feet of built assets across over 540 buildings in 8 countries with an active development pipeline. This role will be responsible for the construction of multiple new development projects. This is an exciting opportunity to learn, grow and make an impact with one of Canada’s leading real estate companies at a time when industry needs are rapidly evolving.Who are you?We are seeking someone that has built multiple industrial buildings using multiple procurement approaches. Someone that will work closely throughout the process with the internal and external design and development team to advise on constructability matters from the outset of the project. Someone that has experience negotiating contracts and resolving change orders and claims. Someone that works effectively with municipal staff and inspectors to ensure no regulatory delays. Someone that can anticipate over the horizon construction scheduling and procurement lead times to proactively solve challenges before they become problems. Someone that can effectively track and communicate scope, schedule, and budget matters through written and verbal reports.What will you do?Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.

  • Acting as project owner, you will lead external construction partners to concurrently deliver multiple projects on time and on budget;
  • From project inception, advise design teams on constructability matters;
  • Preparation of cost estimates, budget updates, and change order reports;
  • Control project documentation and historical data as it relates to construction matters;
  • Manage tender evaluations;
  • Participate in contractor and subcontractor negotiations;
  • Manage contractor relationships;
  • Handle contract disputes;
  • Ensure compliance with all health and safety matters;
  • Liaise as required with City staff to ensure alignment in project delivery;
  • Maintain a strong working relationship with internal teams, including development, leasing, property management, and asset management;
  • For certain projects, with inputs from internal colleagues, you will lead the consultant team to develop permit and tender sets of design drawings;
  • Stay current with market trends, produce recommendations and proposals that could help to improve the business;
  • Manage cash flow and project level budgets, act as liaison to the finance team;
  • Stay current on construction related codes and legislation; and
  • Build and maintain a strong network of industry peers.

What type of experience and skills do you have?These are only some of the things we’d like you to bring to the table. We can cover the rest when we meet.

  • Minimum 5 years of professional work experience in construction with a strong focus in the Industrial Sector;
  • Degree in Engineering, Construction Management, Architecture, Real Estate, or another technical field;
  • Extensive experience with a wide range of procurement approaches including design/build, stipulated price, and construction management contracts;
  • Strong understanding of development and the municipal approvals process;
  • Excellent communication skills with the ability to understand complex project challenges and explain them simply;
  • Experience in creating clear and concise project reports that include both narratives and detailed budget updates
  • Excellent project management and leadership skills;
  • Proficient with scheduling software, such as MS Project;
  • Proficient with creating budgets and tracking costs in Excel;
  • Understanding of BIM;
  • Analytical and pragmatic decision-making and problem-solving;
  • Ability to prioritize multiple projects and deadlines; and
  • French language proficiency and experience with projects in Quebec would be beneficial
