Our client is seeking an experienced and dedicated Property Manager to join their team in Welland, Ontario. The successful candidate will be responsible for overseeing the day-to-day operations of their residential properties, ensuring tenant satisfaction, and maximizing property value for their clients and unit owners. • Negotiate and approve rental or lease agreements on behalf of property owners
• Coordinate repairs, maintenance, and renovations, monitoring progress and costs
• Ensure prompt response to tenant inquiries and maintenance requests
• Conduct regular property inspections to maintain high standards

Financial Management

• Prepare and manage operating budgets and forecasts
• Oversee rent collection and administration of damage deposits
• Compile and maintain records on operating expenses and income
• Analyze and report on property financial performance

Tenant Relations

• Screen and select qualified tenants
• Address tenant concerns and maintain positive landlord-tenant relationships
• Manage move-in and move-out processes efficiently

Administrative Duties

• Prepare and maintain accurate property-related documentation and contracts
• Ensure compliance with local, provincial, and federal regulations
• Manage and supervise property staff, including hiring, training, and performance evaluations

Marketing and Leasing

• Develop and implement effective marketing strategies to minimize vacancies
• Create compelling property listings and conduct property showings

• 5-7 years of experience in residential property management, with at least 3 years in a supervisory role
• Strong knowledge of Ontario’s landlord-tenant laws and regulations
• Excellent communication and interpersonal skills
• Proven leadership and problem-solving abilities
• Proficiency in property management software and Microsoft Office Suite
• Customer service-oriented with a strong attention to detail
• Valid driver’s license and reliable transportation
• Meet all legal requirements and maintain the appropriate license to operate in Ontario
