Contract: Full time, permanent. 37.5 hour working week; Monday to FridayWe are Monaghans Ltd, we provide what is truly the best-in-class multi-disciplinary building consultancy services, delivering quality professional expertise and advice to clients across a diverse range of business sectors throughout the UK and internationally.We have offices in London, Sheffield, Manchester, and Leeds and our core services are cost management, project management, programme management, building surveying and health and safety consultancy to multiple construction sectors, no two days are the same with us!We are part of Trebbi, a unique structure of businesses with shared vision, mission and values that provide consultancy, engineering, and design services within the built environment!An opportunity exists for a Senior or Associate Quantity Surveyor to join our Manchester office, to work exclusively on a large-scaler High Risk residential project in the city centre of Manchester. This contract will have an estimated contract value in the nine figure region.As a Senior or Associate Quantity Surveyor you will be responsible for:

• Delivering exceptional QS services for the client under the guidance of the Regional Director.
• Providing real value while meeting the needs of customers, across a variety of projects in retail, commercial, residential and leisure sectors.
• Assisting with feasibility studies, cost estimates, and budget preparation for new projects.
• Preparing tender documents, including scope of works, and manage the tender process.
• Evaluating and select contractors through competitive tendering.
• Providing cost advice and value engineering during the design phase to optimize costs.
• Developing detailed cost plans and cash flow forecasts.
• Overseeing the financial management of projects, ensuring costs are controlled and the project remains within budget.
• Preparing and manage valuations, including interim valuations and final accounts.
• Managing changes and variations, ensuring proper documentation and negotiation with contractors.
• Reviewing and approve contractor invoices and claims, ensuring they are in line with contract terms.
• Building and maintaining relationships with clients, contractors, and other key stakeholders.
• Identifying and assess potential risks on projects and implement mitigation strategies.
• Engaging in value engineering to improve cost efficiency while maintaining quality and project scope.
• Preparing and maintain accurate records of project financials, including cost reports, budgets, and forecasts.
• Monitoring and reporting on contract performance, identifying risks and opportunities for improvement.

To be successful in this role you must:

• Be degree qualified (BSc Quantity Surveying or equivalent)
• Possess 5 years’ experience in a similar QS role, and able to demonstrate a track record within both pre and post contract delivery.
• Experience delivering a range of different projects, ideally with experience delivering under differing procurement approaches and in a client facing role.
• Excellent contract knowledge and Contract Administration experience.
• Competence in advising clients on key project related issues and risk whilst owning day to day delivery and successfully managing change
• Ability to lead both internal and client/design/construction teams and develop junior staff.
• Strong IT capabilities including working experience of Microsoft Office.
