If you’re passionate about construction, development, and creating state-of-the-art facilities that set industry standards, apply now to be part of our exciting journey toward excellence.Reporting to the Director of Real Estate, the position of Sr. Manager, Construction & Development will have responsibility to lead the function and team accountable for the execution of Purolator’s construction & development projects. Purolator’s real estate portfolio currently consists of over 200 operating properties with almost 5M sq. feet of building space under management.Responsibilities
- Develop and implement a corporate strategy for all construction initiatives as well as focus on project execution, from pre-construction through to project completion.
- Oversee and lead the construction team responsible for the preparation of drawings, budgets, and schedules within the approved plans and specifications from pre-construction through to completion and ensure that all projects are delivered in accordance with the approved plans.
- Leveraging industry best practices, develop, implement, and monitor construction processes, governance, and controls across the portfolio, ensuring a framework that allows for success at all stages of a project, and is in accordance with specifications, project goals and quality.
- Ensure that projects are properly managed and delivered through the establishment of solid project management principles and disciplines including budgeting, critical path scheduling, and project controls. Guide the navigation of all municipal permitting and other approval processes to effectively advance projects nationally.
- Build relationships with municipality/city planners and utility providers to help gain prioritized support. Liaise with key contractors, trades, and vendors to achieve priority support, performance consistency, governance, aggressive pricing/costing, and warranty packages.
- Work with cross-functional teams to develop functional and design standards to optimize project planning and construction, leverage Purolator’s spend, and drive a consistent look and performance across the network.
- Responsible for collaborating with internal and external cross-functional teams, providing data-based input and recommendations for site selection, as well as cost factors such as contractor availability and costing, etc.
- Oversee value engineering with design consultants, engineers, and external construction managers to gain efficiencies and anticipate potential problems before they arise. Where risks and issues are identified, manage, and implement mitigation and contingency plans/framework.
Responsibilities Continued
- Manage effective coordination between all partners to ensure the preparation of studies, designs, plans, specifications, permits and cost estimates, and full construction management plans.
- Develop and implement a regular project reporting and cadence, which will provide cross functional teams and leadership with visibility on project performance, including capital and expense budgets, critical project milestones, schedule, project controls, risks, and mitigations, etc.
- Review national and regional market trends, land values, economics, development and materials costs, supply chain, etc., to drive data-based strategies and decision-making.
- Collaborate with Procurement to develop and implement a bid process for quotes on large capital projects, as well as qualification and selection strategies and processes.
- Focus on the health & safety of employees, mitigating risks to operations, return on investment, and providing employees with a positive working environment.
Experience
- The ideal candidate will have 5+ years of experience in the planning, pre-construction, and estimating of a portfolio of regional or national medium-large scale commercial projects.
- They will have demonstrated management and leadership experience in building, leading, and developing teams.
- Working knowledge and established experience in understanding, navigating, and progressing municipal permitting, approval processes, and developing projects in major urban centers.
- Knowledge of relevant legislation, policies, procedures, professional or technical practices, and precedents.
- Proficiency in leading and evaluating land and project due diligence, as well as experience developing pre-construction project budgets and schedules.
- Knowledge of project management principles and practices with previous experience overseeing cross-functional teams and consultants engaged in simultaneous projects and monitoring project activities for overall adherence to timelines, budgets, and project performance objectives.
- Proven collaborative teamwork and mentorship characteristics with excellent organizational and time management skills. Experience collaborating with cross-functional teams including operations, construction, finance and legal to deliver projects.
- Ability to make data-driven decisions using a variety of tools. Knowledge of Suretrak, Primavera P3 or P6, E-Builder Project Management Software, Procore, or BIM software knowledge is an asset.
- Excellent written and verbal communication and presentation skills, including a track record of developing and maintaining positive working relationships at all levels.
- Computer literate, including proficiency with Microsoft Office Suite, including Microsoft Project.
- Knowledge of French, spoken and written, is an asset.
- Must have a BSc degree in architectural, civil, industrial, construction engineering, or construction management.
